How ODO escrow works
Escrow means your money goes to a neutral third party โ not the seller โ and stays locked there until you personally confirm that everything is complete.
Simple explanation
Think of it like a referee in a basketball game. The referee holds the ball. Neither team can move until the referee says so. The game only ends โ and the seller only gets paid โ when the referee confirms both sides followed the rules.
In ODO escrow, you are the one who tells the referee the game is over. From wherever you are in the world.
Who holds your money
Phase 1 โ ODO-accredited law office
An ODO-accredited law firm holds your funds in their client escrow account. This is standard Philippine property law practice โ every real estate transaction in the country works this way. Law offices are bound by the Code of Professional Responsibility and cannot release funds without instruction.

Phase 2 โ EastWest Bank escrow account
Full bank-grade escrow with BSP oversight. ODO sends a release instruction via API. The bank executes the transfer. Every step is logged and BSP-auditable.

Who cannot touch your money
How your money moves โ step by step
You send money to the ODO escrow account
ODO gives you the exact account details of the accredited law office. You wire from abroad via GCash Padala, Remitly, Western Union, or direct bank transfer. You do not send money to the seller directly โ ever.
Law office confirms receipt
The law office notifies ODO that funds have been received. ODO marks your transaction as funded. You receive a confirmation notification. The seller also sees that funds are in escrow โ but cannot access them.
ODO verifies all documents
Title, tax declaration, encumbrances, seller identity โ all checked. You see the full verification results on your ODO dashboard. You decide if you are satisfied before anything proceeds.
You confirm from anywhere in the world
When you are satisfied with the verification, you tap Confirm on your ODO dashboard โ from your phone in Dubai, Qatar, Singapore, or wherever you are. ODO sends the release instruction to the law office.
Law office releases payment to seller
The accredited law office transfers the funds to the seller. The deed of sale is executed. The law office files for title transfer with the Registry of Deeds.
Title is transferred to your name
The new Transfer Certificate of Title (TCT) carries your name. The document goes into your ODO vault. The property is yours.

When does escrow release?
All four conditions must be met before ODO sends a release instruction:

ODO is the instruction layer โ not the money holder. We control when the release instruction is sent. The licensed law office or bank holds the actual funds. This is intentional โ it means ODO operates within Philippine law without requiring a BSP trust license, and your funds are always held by a licensed, regulated entity.
